Drywall partition walls in Heinsberg

Partition wallsin Heinsberg

One large room becomes two. Without touching the structure, without demolition, without weeks of drying out. We set the stud framing, insulate, board both sides and joint up to the finish you want to paint or paper afterwards.

01Comparison

Two ways to divide a room

In the end both walls stand straight and white in the room. The difference lies in everything that has to happen first.

Built in blockworkRoom side A
  • The load goes into the slab, which has to be checked first
  • Built wet, then drying time before plastering
  • Heavy, with dust across the whole floor
  • Services are chased into the wall
  • Removing it means demolition
Built as a stud wallRoom side B
  • Carries itself, no intervention in the structure
  • Built dry, work carries on the next day
  • Light, and the site stays confined to one room
  • Services run inside the cavity
  • Can be taken out again without touching the slab

NoteWhere a wall really does carry load, we say so and do not build it as a partition.

02Wall types

Four walls, four jobs

Which wall gets built is decided not by the price but by what is supposed to happen behind it.

  1. CW 75, single layer

    Single stud wall

One frame of profiles, boarded with a single layer on each side. The usual wall for a new child bedroom, a dressing room or a hallway that needs dividing. Quick to build, light, and in living spaces almost always enough.

  2. Two separate frames

    Twin stud wall

Two frames inside one wall that never touch each other. Because the two skins are separate, far less arrives on the other side. This is the wall between a bedroom and a living room.

  3. CW 50 in front of the existing wall

    Lining wall

A second layer in front of an existing wall. It takes services, straightens out a crooked old wall and improves the sound insulation towards the neighbour along the way, without the old wall being touched.

  4. Lining system with a rail

    Service wall

A wider wall with room for the cistern, the waste pipe and prewall units, all inside the cavity. The wall a bathroom disappears behind, with moisture resistant boards and a waterproofing layer under the tiles.

03Build up

What is inside the wall

Cut straight through the wall, from room side A to room side B. Five layers, and every one of them has a job.

NoteThe drawing is schematic. Profile width, board thickness and insulation depth follow the requirement placed on the individual wall.

A B 01 02 03 04 05
  1. 01

    Boarding, side A

Plasterboard or gypsum fibre board, screwed at close centres. In a bathroom or kitchen a moisture resistant board goes into this face.

  2. 02

    Stud, CW profile

The vertical stud, as a rule every 62.5 cm. It is set into the perimeter profiles and clamped rather than screwed, so that the slab above is still free to move.

  3. 03

    Cavity with insulation

Mineral wool fills the space between the skins. It damps sound inside the cavity and leaves room for conduits, cables and boxes.

  4. 04

    Boarding, side B

The second side, offset against the joints of the first. Continuous crossing joints are one of the most common reasons for later cracking.

  5. 05

    Perimeter joint

At the floor, at the ceiling and against both walls. Sealing tape goes under every perimeter profile, otherwise sound travels around the wall through the structure.

04Sound

When the wall has to be quiet

A partition wall can be very quiet or very transparent. Between the two lie a handful of decisions, and all of them are taken while it is being built.

NoteWe deliberately quote no decibel figures here. What a wall achieves depends on the build up chosen, on the flanking construction and on the workmanship, and can only be stated honestly for your own wall.

Mass, spring, mass

Two skins carrying mass, and between them a soft spring of insulation and air. That is how sound insulation works in drywall. What decides it is that the two skins touch nowhere: every rigid contact carries the sound straight across and makes the build up pointless.

  1. Double boarding

Two layers per side put mass into the wall. The single most effective step, and the one that needs the least discussion.

  2. Separated studs

Two frames that share no common stud. Without that separation a single frame wall reaches its limit sooner or later, however many boards are added.

  3. Sealing tape

Closed cell tape under every perimeter profile. Without it the sound runs around the wall through floor, ceiling and flanking walls and the whole calculation fails.

  4. Clean detailing

Do not set boxes back to back, close joints with a flexible sealant, seal every penetration. One open gap is enough to undo the build up.

05Requirements

Fire, water, load

Three requirements turn an ordinary partition into a different wall. They belong settled before the first profile is cut.

NoteTell us what goes on the wall and what happens behind it. The build up follows from that, not the other way round.

  1. Requirement

    Fire resistance

Where a wall has to achieve a fire resistance period, it is built as a tested system: boards, stud centres, screws and joints exactly as the classification to DIN 4102 prescribes for that build up. There is not a single point at which you may deviate.

  2. Requirement

    Wet rooms

In a bathroom, a shower or a kitchen a moisture resistant or cement bonded board goes into the face, with a waterproofing layer under the tiles and sealed junctions at the floor and the bath. A standard board will not last there.

  3. Requirement

    Loads on the wall

A wall unit, a basin, a television, a handrail. Whatever is going to hang on the wall gets a rail or a fixing plate between the studs beforehand. Afterwards it becomes a repair.

06Finish

How far the jointing goes

Four quality levels, four different surfaces. Which one you need is decided not by the wall but by what goes on top of it.

NoteQ4 always looks best on paper. If a lining paper is going on top, Q2 is the more honest choice, and we will tell you so.

  1. Q1

Joints filled, nothing else. Enough where the surface will be tiled and disappears anyway.

  2. Q2

Joints smoothed, transitions levelled, screw heads covered. The usual level for woodchip and textured wallpaper.

  3. Q3

In addition, transitions pulled out wide and the pores closed across the face. For matt paint and fine papers.

  4. Q4

Skimmed across the whole face. For sheen levels, for raking light down a long wall and for surfaces that are painted directly.

07Schedule

How long the wall takes

For a room of about 20 square metres we reckon on two to three days, framing, boarding and jointing taken together.

NoteDrying time sits between the filling passes. It is already inside this schedule rather than added on top of it.

  1. Setting out

Mark the line of the wall on the floor and carry it plumb onto ceiling and walls with the laser.

  2. Perimeter profiles

Bed the UW profiles on sealing tape and fix them. That half hour decides the sound insulation of the entire wall.

  3. Studs and services

Set the CW profiles, let the electrician and the plumber run their services, then the insulation goes in.

  4. Boarding

Close the first side, then the second offset against it. Door frames and fixings are in place beforehand.

  5. Jointing and handover

Reinforce the joints, fill, sand, up to the agreed level. Then the room comes back swept clean.

Who builds the wall

MK AUSBAU is an interior fit out firm from Heinsberg. Maxim Kelm has run it since 2016. Drywall, partition walls and jointing from Q1 to Q4 are the daily business here, not a sideline.

Drywall
Partition walls, lining walls, suspended ceilings and loft conversions.
Jointing
Filling and finishing from Q1 to Q4, perimeter joints and transitions.
Insulation
Insulation in walls, ceilings and roofs, with sound and heat in mind.
Internal doors
Frames and door leaves, set to suit the new wall.
Painting
Paint and surface coatings for walls, ceilings and timber.
Floor coverings
Laminate, vinyl, parquet and design floors once the fit out is done.

From one hand

The wall is rarely the only item on the list. If the door, the paintwork and the floor are to follow straight away, they run through the same contact and the same programme. You can also commission the wall alone.

09Pictures

Four steps, four pictures

10Area

Heinsberg and the district

The firm is based on Am Diebsweg in Heinsberg. From there the towns in the district are minutes away, and in drywall short distances mean one thing above all: if a board is missing, it is on site the same day.

NoteOutside the towns listed a call is still worthwhile. For larger projects we travel further, and for a single wall we will tell you honestly whether the journey makes sense for you.

11Questions

Common questions

What people ask most often before a partition wall.

Do I need permission for a partition wall?

That is decided by the building regulations and by your particular situation, not by us. Non loadbearing walls inside a dwelling are frequently exempt. As soon as escape routes, fire safety, window areas or the use of rooms are affected, settle it with the building authority before work starts. At the site visit we will tell you when that question arises at all.

How long until the wall is standing?

For an average room of about 20 square metres we reckon as a rule on two to three days, including framing, boarding and jointing. Drying time between the filling passes is contained within that.

Can I hang something on the wall later?

Yes, if it is known beforehand. For wall units, basins or a television bracket we fit a rail or a fixing plate between the studs while the wall is still open. Light pictures hold anywhere, cavity fixings are enough for those.

Do you hear everything through a stud wall?

That depends entirely on the build up. A single boarded wall without insulation is transparent. A double boarded wall with separated studs, insulation and sealing tape is very quiet in everyday use. Tell us what happens on both sides and we will build to suit.

What does a partition wall cost?

That depends on length, height, build up and finishing level. We quote no square metre figure here that would be wrong for your wall anyway. After a short site visit you receive a quotation with a fixed scope.

Can the wall be removed again later?

Yes. That is one of the biggest advantages over a wall built in blockwork. Removal stays confined to the room, the slab is never touched, and far less rubble is left behind.

Do stud walls crack over time?

Cracks almost always appear at the junctions, where different components meet and move differently. That is why we reinforce every joint across the face and separate the junction to solid construction properly instead of simply filling it.
